Equal housing and individual review

Income and employment

Combined gross household income must be at least three times the monthly rent. Income is verified for every applicant. Provide the two most recent pay stubs or, if self-employed, the previous year’s tax return and supporting income documentation. Verifiable income associated with attending school may be accepted as an alternative to employment. An applicant who does not meet the income standard may use an approved guarantor.

Credit

Each applicant must provide a valid government-issued photo ID and a valid Social Security number or tax identification number. A third-party service may process a credit report. The previous three years may be evaluated, including payment history, collections, bankruptcy, foreclosure, and civil judgments. Student-loan and medical accounts are not included in this calculation. An applicant with a discharged bankruptcy will be required to pay a full deposit equal to one month’s rent.

Residency and rental history

Prior addresses for every applicant will be verified. An application may be denied for unresolved debts to a prior landlord, unsatisfied eviction judgments, or noncompliance with a prior lease or community policy. Rental verifications supplied only by family members or friends are not accepted as proof of residency.

Guarantors

If an applicant does not meet the criteria above, an approved guarantor is required. The guarantor must submit an application, pay the applicable application fee, demonstrate gross income of at least three times the monthly rent, and sign all required documents before move-in. The guarantor must own a home or have at least six months of verifiable rental history. A guarantor with a bankruptcy less than seven years old on the credit report will not be accepted. If the guarantor cannot sign in person, notarized copies of the required documents may be accepted.

Criminal-background screening

Criminal-background screening is required for adult applicants. A conviction or guilty plea for a serious offense or felony may result in disqualification, subject to applicable law and any individualized assessment required by law. The screening standards include:

  • No homicide, kidnapping, arson, or sex crimes against persons.
  • No felony within the previous ten years.
  • No misdemeanor theft, burglary, robbery, fraud, embezzlement, bad-check, domestic, prostitution, vandalism, or weapons offense within the previous five years.
  • No more than three total convictions within the previous five years.

Occupancy

Maximum occupancy is generally two people per bedroom plus one additional occupant. Exceptions apply when required by law. Every occupant age 18 or older must submit an application and sign the lease.

Security deposit

The security deposit must be paid in full on or before move-in. An application that does not fully satisfy the standards may be approved with an additional security deposit. A nonrefundable $300 credit-approval fee may apply depending on credit, rental, and employment history. Contact the office for property-specific details.

General security-deposit range: $400 to one full month’s rent.

Administrative fee: $195.

All listed fees are nonrefundable. Failure to provide requested documents within two business days may result in cancellation of the application and forfeiture of amounts paid, subject to applicable law.
