Development questions follow different routes

A split, driveway, building, floodplain, and septic review are not the same approval.

The County Engineer’s property-development guide sends land splits and subdivision questions to the Tax Map Office, building construction and floodplain work to the Building Department, township-road driveway connections to the township trustees, and state-highway connections to ODOT. The county’s Engineer FAQ adds that a split may depend on the deed description, number of resulting parcels, road creation, and lot size. It also says a new lot or subdivision needs Health Department septic approval before recording.

Washington County Health Department explains that it does not require a septic inspection simply because a property is being sold, although a purchaser or lender may request one. The Recorder search provides access to recorded real-property documents. These public sources can identify issues for diligence, but they do not replace a survey, title examination, site evaluation, inspection, or confirmation from the office with jurisdiction.

An old deed description, unfinished split, unapproved driveway, septic concern, flood exposure, tenant problem, severe damage, or unsuccessful listing does not stop an initial conversation.
